Why I Never Use a Project Manager on Your Build

Every ResiCorp client gets the licensed builder on site, every day. Here's why that's not normal — and why it should be.

Most builders hand your project off the moment contracts are signed. A project manager — often not licensed, often juggling five other jobs — becomes your main point of contact. The builder you met, the one who won you over at the consultation, steps back.

At ResiCorp, that doesn't happen. My name is Hamzeh El Sayed. I'm the licensed builder, and I run every project personally. Here's why I built the business that way.

The Problem With the Handoff Model

Project managers serve a function on large commercial builds. On a residential home or duplex, they introduce a layer that doesn't add value — it just adds distance between you and the person responsible for your build.

When something goes wrong on site (and on any build, something always does), the conversation between a subcontractor and a project manager is very different to the conversation between a subcontractor and the licensed builder standing next to them.

What "Licensed Builder On Site" Actually Means

"The builder who wins the job should be the builder running the job." That's not a slogan — it's the only model I'm willing to operate under.

What This Means for Your Budget

Variations are the biggest source of cost blowout in residential construction. The majority of avoidable variations come from miscommunication — between a PM and a subcontractor, between a subcontractor and the plans, between what was agreed verbally and what was actually documented.

When I'm on site, those gaps close. Not completely — no build is perfect — but significantly. Clients who've built with other builders before consistently tell us that the variation experience with ResiCorp was different.

Is This Scalable?

We run fewer projects at once than most builders our size. That's intentional. I'd rather deliver five builds properly than ten builds with a project manager carrying my licence number.
