Ask any Sydney buyer's agent which two words add the most value per dollar in a property listing and "north-facing" is on the shortlist. It's not marketing fluff — it's physics, and it should shape your design before a single wall is drawn.
Why North Matters in Sydney
In the southern hemisphere, north is where the sun lives. A north-facing living zone gets winter sun deep into the room when the sun sits low, and — with correct eaves — shade in summer when it sits high. That's free heating in July and free cooling in January, every year, forever.
What It's Worth
- Running costs: well-oriented homes routinely cut heating and cooling energy by 20–40% compared to identical floor plans facing the wrong way
- Comfort: winter living areas that don't need the heater on until evening
- Resale: agents lead with it for a reason — orientation is permanent, unlike kitchens and bathrooms
- BASIX: good orientation makes the NSW energy requirements easier and cheaper to meet — poor orientation gets compensated with more expensive glazing and insulation

Your block's street frontage doesn't decide where your living room goes — your design does. The Checklist
- Living and kitchen zones within 30° of true north where possible
- Eaves sized to block high summer sun, admit low winter sun
- Bedrooms east (morning light) or south (cool and stable)
- Garage, laundry and bathrooms west — they're your thermal buffer
