The advertised price of most house and land packages covers a base build on a flat, rectangular, problem-free lot. Site costs, driveways, flooring upgrades, landscaping, fencing and even fly screens are commonly extras. It's normal for the final figure to land $100,000–$200,000 above the advertised price.

- Speed of decision: the design exists, the inclusions list exists, you pick a facade and go
